That phone does not receive texts. Also, due to a lot of telemarketing calls, we have turned off the ringer on that phone, so to reach the office you would have to leave a message unless we recognize your phone number. You can also sometimes get quick service through our 575-322-4004 number where you can leave a text message . After the first contact at either location, we will give you a cell number so you can stay in closer contact.

How do I apply for a rental unit?
Due to our small number of vacancies each year, we generally do not take applications to keep on file. We just ask that people get in touch with us if you know you are moving to the Raton/ Trinidad area in the near future. We will stay in touch and let you know what is becoming available.
What about rent subsidies?
We do not offer rent subsidies for the rentals we manage. For people of very low income, we encourage them to contact the Raton Housing Authority who can provide information on major subsidies that are available and there are also subsidized apartment complexes in Raton. Do you work with Section 8 tenants?
We do not have a Section 8 office in Colfax County, but we have received inquiries from people with Section 8 vouchers they have received through agencies in other parts of New Mexico. These vouchers allow the tenant to rent in Raton. We can work with individual tenants on a case-by-case basis if they are accepted in the Section 8 program and if the particular house or apartment meets the criteria
Do you accept first-time renters?
As of Jan 2016 we can not accommodate first-time renters who do not have rental references
How much is the security deposit?
The security deposit for a month to month rental is never more than one month’s rent; sometimes it is less. The deposit is fully refundable, depending on circumstances. We do not charge any specific cleaning fee and just charge from the deposit if cleaning, repairs, etc are needed at the end of the tenancy
Do you allow pets? What about pet deposits?
We discuss pets on a case by case basis and we do not allow pit bulls or pit mixes. There may be a pet deposit or cleaning fee required
Will I have to put utilities in my name?
After selling most of our properties from 2016 on, we have few places and usually include all or most utilities so the tenant does not have to bother with that
Do you allow smoking?
We do not restrict the tenant in most of our rental units. However, in the Fox Den Rooming House (currently closed since early 2020) no indoor smoking is allowed. An outdoor area is available with seating and an ashtray. In our other locations, tenants may smoke if they wish. We clean in between tenancies, including the use of ozone (as some motels do), so the new tenant has a fresh, clean place which will not smell like smoke.
