This home  is  available for sale or rent-to-own (real estate contract).  It is occupied by long term tenants who are cooperative about showings, but we can only show to a pre-qualified buyer.  This is a classy home which really needs a new owner to do a lot of little things to bring it back to its glory.  The large fix-ups such as plumbing, gas heating, and electrical rewiring were done by licensed contractors in 2001 and the home has been a rental ever since.  We are offering it for $59,000 with seller financing as a possibility.  (in the local area, that is called rent-to-own). This is a large home suitable for a large family or a family who needs room for a relative in the same home.  At 2,350 sq. ft., there is plenty of room to move around.  The dining room is large, the kitchen could use some updating, but there are lots of cabinets and breakfast bar adds to the convenience.  There are 3 bedrooms upstairs and the full bath with claw foot tub is upstairs.  The main floor includes a fourth bedroom, an office room, kitchen, laundry, living room, dining room and a 3/4 bath (has a shower - no tub).   There is a walk-down basement on one end of the home where the pilotless natural gas furnace is located. This furnace provides forced air ducted heat to the main floor and passive heat flows up to the upper floor.  There is also  electric baseboard heating in the upstairs bedrooms, but tenants have said they usually don't need it if the gas heating is used.   The water heater is natural gas.  There are two outdoor water spigots, and there is a shed in the back yard with 40 amp circuit and its own subpanel.  The shed interior will need some fix-up to be made into a nice workshop area.   There is parking in front of the home on the street and parking at the alley in back as well as in the back yard.  The home is close to neighbors, but it is a quiet area and surrounded by owner-occupants who watch out for each other.
